Do I need umbrella insurance if I already have homeowners and auto coverage?

If you own a home in Lee's Summit and carry auto insurance, you already have liability coverage in two places. Umbrella insurance is a separate policy that adds an extra layer of liability protection on top of both. It does not replace your homeowners or auto policy. It starts paying when the liability limits on those underlying policies run out.

Here is how that works in real life. Say a guest is seriously injured at your home, or you cause a multi-car accident on I-470, and the injured party's medical bills and legal claims add up beyond what your homeowners or auto liability limits cover. Once those limits are exhausted, the remainder comes from you personally unless you have umbrella coverage to absorb it.

Whether an umbrella policy makes sense depends on a few things. Homeowners with significant equity, rental property, a boat or RV, a teenage driver in the household, or a public-facing role tend to have more exposure. If a large judgment were entered against you, savings, investments, and even future earnings could be at risk.

Umbrella policies are usually sold in million-dollar increments, and most insurers require you to carry certain minimum liability limits on your auto and homeowners policies before they will issue one. That underlying-limits requirement is the part people miss. An umbrella policy is not a standalone product you can buy in isolation.

There are also exclusions worth knowing about. Umbrella coverage generally does not cover your own injuries or damage to your own property, intentional acts, or business activities. Those need their own policies.

For a typical Lee's Summit household, the decision comes down to assets versus exposure. A family with a mortgaged home, two cars, and modest savings may be adequately covered by solid underlying limits. A household with a paid-off home, rental property, or higher income has more to protect and is a more natural fit for umbrella coverage.

The honest answer is that umbrella insurance is not for everyone, but the people who need it usually do not find out until a claim exceeds their limits. A quick review of your current liability limits against your assets takes very little time and tells you exactly where you stand.
